Mack Spellman graduated from Emmanuel College in 2009 as a Management major and Economics minor. He worked several years for a medical device and supply company, where he led a sales team and negotiated multi-million-dollar service agreements with hospitals and healthcare systems. Upon acquiring his real estate license, Mack has quickly become one of the industry's rising stars and has been recognized in the top 18% of Coldwell Banker agents worldwide. As a former college athlete Mack was a 3-year captain for the Emmanuel Saints Basketball Team, and is currently the all-time leading rebounder and second all-time leading scorer. He brings the same energy and passion to each and every client, and his business is built on integrity, hard work, and determination to help those around him succeed. Mack also enjoys playing guitar, going to the beach, and most of all spending time with his wife, two children, and their dog. Accepting an Offer
Our goal in representing sellers is to bring multiple strong offers to the table. As skilled and experienced negotiators we aim to provide excellent communication, and to advise our clients each step of the way towards accepting a desirable offer. Buyers may include contingencies when making an offer, such has home inspections or mortgage appraisals. Understanding how these contingencies may impact the sale, along with the timeline of these events, is an area where having a trusted advisor greatly benefits our clients.
Challenges
Every home sale is unique, and there are challenges you may encounter during the transaction process. As your realtor I can promise that I’ll utilize my experience and expertise to communicate and provide solutions, and I will be by your side each and every step of the way. Some challenges may include dealing with issues arising from inspections, appraisals coming in under value, buyers withdrawing their offer, incorrect title information, property damage during transaction, issues contributed to mold, radon, or lead paint, delays due to Covid-19, failed certification requirements, additional lender requirements, new construction permitting, property liens, moving conflicts, and more. If we run into these or any other challenges, I will be here to provide unmatched effort towards providing solutions.
Closing
Upon accepting an offer the final checklist includes executing a more formal contract called the Purchase & Sale agreement, receiving a certificate of compliance from your local fire department (regarding smoke alarms), providing any water or fuel readings for adjustments, scheduling to end services on your utilities, and completing a final walk-through. We work closely with closing attorneys who provide the final documentation for signatures from both parties, and once the new ownership has been recorded at the registry of deeds you'll have officially sold your home!
